In a significant boost for tourism in Saudi Arabia's Eastern Province, Kerten Hospitality has officially signed the project for the new Cloud 7 Al Murjan Island Resort in Dammam. Developed in partnership with Koushan Real Estate Development Company, the waterfront resort is poised to become a standout lifestyle destination, located just 10 km from Dammam’s city center.
A key highlight of the resort is its introduction of 74 over-water chalets, a unique accommodation concept rarely seen in the Kingdom. These chalets, built directly over the water, are designed to offer a luxurious and distinctive stay, positioning the resort in a high-end niche within the Saudi hospitality market.
Nyssa Beach and Culturally-Sensitive Luxury
Further defining its unique offering, the resort will feature “Nyssa Beach,” a comprehensive ladies-only beach club. This dedicated facility will focus on women's wellness, offering fitness areas, salon services, and curated social and workspaces. This strategic inclusion demonstrates a deep understanding of local demographics and the growing demand for gender-specific luxury experiences in the region.
The project’s design is led by renowned Saudi architect Dr. Zuhair Hamed Fayez and his firm, Zuhair Fayez Partnership. With over five decades of experience in the Kingdom, Dr. Fayez’s involvement ensures the resort’s aesthetic will be deeply rooted in local culture and context, blending international luxury standards with regional sensibilities.
Strategic Alignment with Saudi Vision 2030
The development is a direct contributor to Saudi Arabia’s Vision 2030, which aims to diversify the economy and promote the Kingdom as a leading global tourism and leisure destination. By transforming Al Murjan Island into a self-contained hub for hospitality, entertainment, and lifestyle, the project strengthens Dammam's appeal as a leisure destination for both domestic and international tourists.
Marwan Al Qaydy, CEO of Koushan Real Estate, described the project as a “defining milestone” for Dammam, envisioned as a place where world-class waterfront living comes to life. Kerten Hospitality’s CEO, Marloes Knippenberg, echoed this sentiment, stating that bringing the Cloud 7 brand to Dammam marks an exciting step in their Saudi expansion, aligned with their vision of creating purposeful destinations.

A Growing Portfolio and Market Significance
This signing significantly expands Kerten Hospitality’s rapidly growing portfolio in Saudi Arabia, which now includes projects in Riyadh, Jeddah, AlUla, and other key cities. The company emphasizes a community-centric approach, ensuring each project is uniquely tailored to its local environment and culture.
The Cloud 7 Al Murjan Island Resort is strategically significant for several reasons:
-
It introduces a novel over-water luxury concept to the Eastern Province.
-
It caters to the rising spending power and demand for premium wellness experiences among women in the region.
-
It enhances Dammam's competitiveness against other Gulf coastal destinations.
In summary, the signing of the Cloud 7 Al Murjan Island Resort marks a bold step in the evolution of Saudi Arabia's hospitality landscape. By combining a unique architectural concept with culturally-aware amenities and a prime waterfront location, the project is set to solidify Dammam’s position on the map for luxury travelers and support the broader ambitions of Saudi Vision 2030.
