Dubai's retail map is about to get another major addition. Dubai Retail has announced Skylight Mall, a new super-regional destination scheduled to open in 2027 along Al Khail Road, aimed at residents of some of the city's most established villa communities.

 

The key details

 

The mall will offer 1.3 million square feet of gross leasable area and more than 360 stores, making it a large-format project by any measure. Dubai Retail says it will bring together shopping, dining, entertainment and everyday services under one roof, with the aim of covering both routine errands and weekend outings.

 

It will become the newest entry in a portfolio that Dubai Retail describes as comprising 58 malls and lifestyle destinations across the emirate.

 

Why the location matters

 

Skylight Mall will sit on Al Khail Road, a major arterial route. The company says that position gives easy access for people living in Jumeirah Village Triangle, Jumeirah Islands, The Springs and surrounding neighbourhoods, while also drawing visitors from other parts of Dubai.

 

Those communities are largely residential and family-oriented, and a large retail and leisure destination nearby could shorten the trips many residents currently make for shopping, dining or entertainment. For the developer, the catchment offers a built-in base of nearby households, with the road network extending reach beyond them.

Dubai Retail says the mall will have contemporary architecture, with generous interiors and refined architectural details. Fluid, interconnected spaces are intended to link shopping, dining, entertainment and social areas into what the company calls a seamless journey for visitors. The announcement does not yet specify the project's cost, its anchor tenants or its precise opening month in 2027.

 

Part of a broader mall boom

 

Skylight Mall arrives in a market where retail is a significant part of everyday life and tourism. Dubai Retail's existing destinations include Palm Jumeirah Mall, Nad Al Sheba Mall, The Outlet Village, Ibn Battuta Mall and Dragon Mart, along with lifestyle districts such as Bluewaters, JBR and Palm West Beach.

 

Other projects are also in the pipeline. Khaleej Times lists Dubai Square Mall, slated to open in 2028, among the major developments to come, along with Dubai South Bay Mall, a roughly 200,000 sq ft destination with lagoon views, and Villa Square, which is positioned as a high-end retail and relaxation concept. The paper has also written about what it calls Dubai's "mall economy" and the forces driving it.
